Up the river, the rental working-class communities of Sheridan, Bottineau and Marshall Terrace may lack indoor recreation amenities like field houses and health clubs, but residents can still get their workouts biking the Grand Rounds or dancing the polka at Gasthof Zur Gemutlichkeit at 2300 University. Bottineau actually has some houses on the riverfront and has become popular with artists. The California Building, at 20th and California, a 90,000-square-foot grain mill built in 1920, now houses 75 artists' studios. The Sheridan neighborhood is a good example of Northeast's unpretentious, working-class style. Plain, often large, and in good condition, these houses are being fixed, not gentrified. A good amount of small apartment buildings can also be found in Sheridan. Marshall Terrace, between 37th Street on the north and Lowry on the south, looks like it would be 100% industrial until you get into it. Then you see plain tum-of-the-century houses on quiet streets. The houses are affordable and many are being purchased by parents of college students and young professionals. About one-quarter of the houses here are duplexes. For those concerned about living near an industrial zone, current residents say that NSP and the other industries that occupy the riverfront are generally good neighbors, and the bulk of their complaints are related to noise; though there is concern about the proposed Kondirator metal shredder to be located across the river. (See Camden in the North Minneapolis section of this chapter.) These neighborhoods have access to the river bike paths through West River Road.
