A particular excitement surrounds buying a home that makes other major life purchases pale in comparison. Expect to be excited and joyful about the prospect. If, by chance, you are lucky enough to find a home that feels perfect as soon as you step through the door, it can be magical.
Don't Overlook Important Considerations
Remember that magic can also be an illusion, and reality may be around the corner, waiting to tap you on the shoulder. Don’t let the euphoria of the moment keep you from delving deeper when you are purchasing a home.
Your relationship with your home is not a superficial one, and neither should your hunt for it be either. Here are mistakes you can easily avoid when buying a home. It will be a small investment in balancing your time with how long you may live there.
Failing to Research the Location
It’s not enough to look at the properties surrounding the home you want to buy; you want to dig into the details. Start by doing a practice run on your commute to work and determine if it is doable or so far away that you will be sure to experience regret from making the drive twice a day.
Scope out the neighborhood at different times of the day and week. Be sure to check it out in the evening as well. Is it reasonably quiet, or does a potential neighbor host band practice in his garage every Saturday night?
Google Maps is a great tool to get a drone view of the neighborhood. Are parks and green spaces in the area or within walking distance of the home you want to buy? Is there a grocery store conveniently at hand? Is highway access nearby but not so close that you will hear eighteen-wheelers rumbling along in the wee hours?
Not Making Safety a Priority
AreaVibes is my favorite website for obtaining crime data on a city or neighborhood. It is a virtual wealth of information on crime, as well as the cost of living, employment, housing, schools, and more. Every city or neighborhood also receives a ranking and a livability rating. I also suggest checking out the National Sex Offender registry. You should also check with the local police department for recent crime data. Many cities now post information online.
Neglecting to Evaluate the City
Go to the municipal website and find out what services you will receive as a taxpayer, such as parks, green spaces, community activities, adult education courses, libraries, and programs for all your family members. Check the zoning laws and find out if any significant projects are in the works for your neighborhood that will affect your property value negatively.
Ignoring the Schools
A common mistake that buyers without children often make is not caring about the quality of the schools. For families with kids, quality education is at the top of the list of needs. So why should those who will not be using the schools care? Two words. Important words to everyone who owns a home. Resale value. Properties in communities with desirable schools sell for more and sell faster. Therefore, when you, the buyerbebecomeseller, good schools are an excellent selling point.
Not Learning the Rules of a Home Owners Association
After you <a href="https://www.mnpropertygroup.com/blog/condo-townhouse-or-single-family-what-should-you-buy/" target="_blank">buy a townhouse or condo</a> is not the time to find out the particulars of the regulations, bylaws, and covenants. Before you buy, you should be familiar with how the HOA will affect the quality of your life because there may be rules and restrictions that would be a dealbreaker. When you buy into a shared community, you are purchasing a lifestyle as well as a roof over your head. HOA’s provide many advantages and amenities, but there are also drawbacks. Often there are restrictions on pet ownership, parking, choice of paint colors, the option of renting your unit, what you can put on your patio, hours you can use the pool, laundry facilities, and fitness center, and much more.
Not Considering Resale Value
All of the mistakes I’ve talked about would hurt the resale value. But beyond those mentioned, the design of your home, the number of bedrooms and baths, condition and age of the roof, heating, plumbing, electric, and cooling systems all impact the amount you can sell for at the time of sale. Outdated kitchens and bathrooms can also be deal-breakers for many buyers. Don’t wait to consider all of this when you are ready to sell. When you are thinking about buying a home, be sure you have the time and the money to make the necessary improvements.
Buying a Fixer-Up
Buying a home to renovate it top to bottom can be a rewarding experience both emotionally and financially. You get to pick everything you want while taking advantage of the quickest path to increasing the value of your home and building equity. However, before jumping in feet first, estimate what the renovations will cost and a plan and timeline to complete the transformation. If you live in the home throughout the remodel, make sure you live through the chaos without losing your mind. Expect to run into unforeseen problems, go over budget and your timeline.
Be aware that this is not an all-inclusive list of buyer mistakes. I have covered the more common ones in previous posts. However, because buyers' remorse is not on anyone’s bucket list, these are worth considering everyone buying a home in today’s market. That’s all I’ve got for now.

The challenge is to find the yin and the yang of responsible financial management. You cannot put a value on the ability to drift off to sleep without worrying about paying the bills, crushing credit card debt, finding the money to buy a home, or having a secure retirement. So how do we achieve financial peace of mind? We set goals and then implement a plan to achieve them. According to the Pinterest report, the most popular money goals were budgeting, paying off debt, saving, and investing. Thankfully, there are many tools and tricks available to help us reach those goals and secure our economic future. We can do this! Yea us!
Creating a Budget
The budget is the foundation upon which your financial plan rests. I think of it as the roadmap to plan the best route to get where I need to be in terms of my goals. To control your money, you must know how much is coming in and where you spend it. There are several techniques to help you keep track.
Popular Budgets
The 50/30/20 is the budget Elizabeth Warren highlights in her book, All Your Worth: The Ultimate Lifetime Money Plan. The basic plan is to break down your after taxes income into the three expense categories of needs (50%), wants (30%), and savings/debt repayment (20%). This budget is popular because it is simple and easy to follow. However, it may not work well for those in lower-income brackets, who spend more than 50% for necessities, and for people who need to pay off significant debt.
The 80/20 technique offers more flexibility than the 50/30/20 method. You skim the 20% right off the top and save it however you choose and then spend the remaining 80% freely. The beauty of this budget is you can design this method to work for your particular financial circumstances by making it the 70/30, 60/40, or 50/50, depending on how much you want to save. I also like the concept of paying your savings first.
The zero-based or traditional budget accounts for every dollar of your income and how you will spend it at the beginning of each month. Warning: unless you are an extremely detail-oriented individual, this technique will probably be torture, and for the creative spirit, it lacks the spontaneity you enjoy. However, those who embrace getting into the weeds or need to control spending. This option may be the perfect budget for you.

On Becoming Debt Free
Fact: Americans carry $444 billion in credit card debt alone. So it should be no surprise that the Snowball Method of debt repayment is trending up 189% on The Pinterest 100 Report. Using this method, you pay the lowest balances without interest rates while paying the minimum on your other credit cards. When you pay one loan off, you roll that payment to the next, and so on, hence the “snowball” effect on your debt. The theory behind the success of this method is that it creates momentum, which inspires you to pay as much was as you can on your loans.
Another approach to paying off debt, known as the avalanche method, is to throw as much money as you can each month on a loan with the highest interest rate while paying the monthly minimum on your other loans. Then you move on the next with the highest speed until your debt is paid. The advantages are you pay less in interest, and you pay off your loans more quickly. The disadvantage is you do not see progress as quickly.

Saving Goals
Our Pinterest 100 report said money challenge pin activity was up 89%. So what exactly is a money challenge? A money challenge could be saving for any number of things such as a vacay or buying a home and allocating a set amount each month over a specified time frame to pay for it. For those who need motivation, Pinterest is there for you, even if you are working on a tight budget. And, of course, we’ve got you covered in the app department. Magnify Money has an excellent post which even goes so far as to recommend a particular app depending on what you are saving for, be it a vacation, a car, or an emergency fund.
Investing for the Future
It’s encouraging to witness a growing interest in planning for the future. Investment pinning was up 295%, rating the most attention in the personal finances category. Knowing where and how to invest can be a challenge. It’s a jungle out of stocks, bonds, mutual funds, real estate investment. Thankfully, there is a wealth of advice and tools available to help us find the way. Check out the inspiration from Investopedia, Bankrate, and the balance.

Real estate is not a seasonable business. People are relocating for jobs every month of the year. People are moving out of state and into the state. Others may be moving to another city, across town, or down the street. In the process, they are buying and selling homes.
Without a doubt, spring is the prime season for real estate. Joy. Joy is the first word I think of when I hear the term first-time home buyer. It’s what my wife and I felt moving into our first house. It’s what I always hope my clients feel at closing because buyer remorse has never been on anyone’s bucket list.
The process of buying a house has a lot of moving parts and involves many people. It can be stressful and intimidating even when it’s going well. When the pieces do not fall into place as you expect, it will be frustrating and even overwhelming on occasion.
Over the years, I have shared all those emotions with my clients on their journey to home-ownership. No two experiences are ever the same. However, it becomes glaringly evident that buyers who have the best outcomes are those that are most prepared. Knowledge is power. Here is some of my primo advice if you are buying your first home or even your last.
Make an Appointment with a Mortgage Broker
Before you get serious at looking for a home, you need to know if you qualify for a mortgage and how much the bank will lend you. You will also discuss what type of mortgage will best suit your financial circumstances and how you can receive the best interest rate. Shopping lenders is wise. Some offer better deals and options. A half-point or even a quarter-point less on your rate can generate significant savings over the life of your loan.
Decide How Much You Can Afford
The amount your mortgage lender is willing to finance may be more than you can comfortably afford. Make sure your mortgage payment and other monthly expenses associated with your home are within your financial comfort zone. If you are currently renting, it is common to have services like water, trash collection, and even some utilities included in the rent. As a homeowner, it’s all on you. Add the cost of utilities, water and sewer services, and trash collection to your loan payment (which will include taxes and insurance) to make sure you will have enough income left over each month to support your lifestyle comfortably.
Also, remember that when anything needs to be repaired or replaced, there is no landlord to come to the rescue. You may also face assessments from the municipality that will add to your taxes. It’s wise to have some savings left over to cover emergencies after you pay all the fees associated with buying your home.
Write a List of Needs and Wants
A typical needs list generally includes things like the number of bedrooms, location, descent schools, desirable neighborhood, proximity to work or family. Wants can consist of almost anything. Features such as granite counters, stainless appliances, hardwood floors, updated kitchen or bath, deck, or patio are standard on many buyer wish lists.
Do not let a home that checks off many of your wants but doesn’t check off all the boxes on your must-have list turn your head. Remember, you can’t change the location of a home or the school system. If you know your future needs will demand four bedrooms don’t convince yourself you can make do with three. You can always update your home with all the extras as time and money allow.
Research the Home Buying Process
How fortunate are we to have information at our fingertips thanks to the internet. Read articles on all the phases of the home buying experience. The more you know about the process of buying a home, the more confident you’ll be, and the less stress you will feel.
Be Ready and Be Patient
It is an extremely competitive market for homes in the lower pricing tiers. The fact is that a shortage of homes still plagues most markets across the country. Desirable properties receive offers quickly and often multiple offers. Be ready to move on a property that you want but be patient because it might take a while. Prepare for the possibility that you might not have your offer accepted on the first, the fourth or even the fifth home you want to buy. Stiff competition for homes is one of the more frustrating aspects of today’s market for first-time buyers.
Keep Your Emotions In Check
Don’t let your heart make all the decisions when you buy a home. When this happens, it often results in feelings of regret at some point down the road. For example, don’t be so invested in a particular home that you pay more than you know you can afford. Don’t buy a home that doesn’t suit your needs because you’re in love with the new kitchen and blinded by all the other ways the house may not be suitable. And please, before you decide to buy a fixer-upper be aware of the cost in time, money and stress involved in the process.

Granite or quartz are very popular with today's home buyers. A natural material would be the way to go if you have dated laminate countertops, which by the way, were a notable turn-off for buyers.
Seventy-five percent of buyers want new appliances, preferably stainless steel. If you have dated appliances, replacing them with Energy Star certified models would be a wise investment.
Updated Baths
Newer bathrooms score right up there with updated kitchens in a buyer's heart. If your bath is old and tired, a modern vanity, sink, mirror, and lighting can bring it back to life without costing a fortune.
Home Office
According to the most recent US Census data, over 13 million people in America work from home. From a Gallup survey, we learn more than a third telecommute occasionally. Start Packing
Begin the packing process at least 30 days before you move. Begin with items you won’t miss or hardly use, like books, memorabilia, decorative objects, and seasonal items.
Set up a system of labeling the boxes. If you like to keep it simple, writing the room on the package may be enough. For those who need to know the items that they packed in each carton, there’s an app for that!
Establish a daily number of boxes you want to pack as your goal. If a priority pops up and you miss a day, make up for it. Do not procrastinate. Running out of time and throwing things into boxes that are improperly wrapped, packed, and recorded will cause you undue stress when you arrive at your new destination.
Utilities
You will need to discontinue gas and electric service in your old residence and start it up in your new one. You can do this on the internet in most cases. If it’s a local move and using the same utility company, it’s easy peasy. I also suggest having your WIFI ready to go on move-in day. Lastly, don’t overlook changing your address with the post office. You can do this online as well.

You will need some things right away when you move into your new home. I generally pack these items in a suitcase that I take with me. Here are the items that make up my survival kit.

A True Minneapolis Loft
Do you crave the urban lifestyle? Does exposed brick, wood floors, soaring ceilings, lots of light, views of the city, the romance of the Mississippi Riverfront, and the North Loop right outside your door make your heart beat faster? Then you might fall in love with this fabulous loft too.
Location – The North Loop
The North Loop is known as the trendiest neighborhood in Minneapolis. It has excellent restaurants like the Spoon and Stable and Bachelor Farmer. Beautiful boutiques, hip bars, and Whole Foods. The Mississippi River outside your door with walking and biking trails. It's also a neighborhood steeped in historical significance.
Known as the warehouse district, the area just north of downtown Minneapolis was once a center of commerce for over 100 years. By the '60s and '70s, the neighborhood had fallen into decay. In the '80s, there was a renaissance when developers began to restore and rescue the old industrial warehouses, repurposing them into chic lofts and desirable retail space.
The transformation continues, and the North Loop is the fastest growing neighborhood in the city. "Best Neighborhood" from Mpls/St. Paul Magazine and CityPages, 12th hippest neighborhood in America by Forbes, and "coolest neighborhood" in America by Thrillist are among its recent callouts.
However, in my opinion, the most significant distinction comes from the current owners. "We love the neighborhood and its location. The linear park along the Mississippi is right out the back door, teeming with hawks and bald eagles. The character of the river changes daily. And the vibrant North Loop neighborhood is right out the front door, just a short walk to Target Field, the Guthrie Theater, and downtown Minneapolis."
"We love being able to walk to Whole Foods, the dry cleaner, the local liquor store, and the Minneapolis Farmers Market, not to mention the boutiques and brewpubs that are constantly springing up in the North Loop. Or walking to see a movie at St. Anthony Main, followed by dinner and fresh gelato at the Wilde Cafe."
About the Itasca Building
The Itasca was the first loft condominium development in Minnesota and recipient of the prestigious 2009 AIA Minnesota 25-Year Award. Cunningham Group Architecture developed a plan to transform the 100-year-old building in the heart of the warehouse district into 180,000 square feet of office space and 71 custom condominiums.
The 200 foot long, eight-story glass wall atrium is the most striking feature of the Itasca. The atrium filters sunlight from the upper-level skylight throughout the building, and the circulation on either side provide an inside community of interior "sidewalks" surrounding a central "plaza."
Love What They Did With the Place
The current owners completely gutted and remodeled the space in 2010, carefully preserving the vintage free-standing fireplace and teak-fronted built-in closets and cabinets. The new walls contain acoustic insulation to provide privacy within the otherwise open plan. All finishes, electrical wiring, plumbing, and appliances are new.
Some of the features I especially love about this loft are the abundance of exposed brick, the wood ceilings, the free-standing fireplace, and the teakwood built-in bookcases and shelves. The living space was divided thoughtfully and deliberately. I love the two separate loft areas, which affords privacy for a home office. Note how each bedroom is approached from a different area of the main living space. The result is a contemporary urban home that exudes warmth while being stylish and chic.
A Few Good Things To Know
The heat, hot water, stove, and clothes dryer run on natural gas, which is included in the monthly association fees along with water/sewer/trash removal, high-speed Internet, and basic cable TV. Electricity is the owners' only utility bill, which averages about $100/month. Also, good to know, there is a whole-house humidifier built into the air-handling system.
The Audio/Video system was designed for the space and will remain. It includes a high-res Samsung plasma TV and Blu-ray player and a Pioneer 7-channel, two-zone surround sound receiver with matched high-quality Polk speakers.
The Guest/Reading Loft was designed to accommodate two twin-bed mattresses for informal sleep-overs or as a quiet place to read a book or take a nap in a semi-private space. Because the ceiling isn't quite two full stories high, the loft floor is above the two closets below, and the bench-height platform with the mattresses is the ceiling of the hall below.
The fireplace is original to the first renovation of the Itasca Building in 1980. You couldn't build one like it today because of building codes, but it was "grandfathered in" and is a marvelous thing. It draws beautifully (no smoke) and can be seen from the kitchen, dining, living, media areas, as well as the master bedroom. When the lights are out, it's like having a campfire indoors.
The current owners designed the position of the wall between the master bedroom and the office loft to align with the roof beam above to make it easy to add a door and partition, if desired, between the bedroom and the main living space. The drain for the walk-in shower was part of the 1980 plan, so they used it to create an open-air shower off the master bedroom, taking advantage of the skylight above. The extensive built-in cabinets, bookshelves, and closets are also from the original design. The ample built-in wardrobes are also from the original design.
The loft office was designed to keep the workspace "out of sight and out of mind" when relaxing, and it works beautifully. It would also make an excellent space for meditation or yoga or a reading loft with library shelving. The doors of the built-in cabinets are easy to remove and reconfigure.
As you'll see if you tour the roof, many 6th floor owners have built roof decks, or even second-story rooms, above their units. This process is to develop a plan and have it approved by the homeowner's association, which then issues a permit to occupy the roof area. Any of the neighbors who've done this can advise you.
There is a boat hoist above the garage parking space. The current owners can lower their 12-foot kayak onto the roof rack on their car and be out the door in a few minutes. The hoist will also be left for the new owners.
What the Current Owners Enjoy Most
The movement of light through the living space, as the sun and moon, pour through the big, south-facing windows and circular skylights. "It's a bit like living at Stonehenge; the patterns are always changing. We find we're more in touch with the weather and the seasons than when we lived in a house."

Forget the spin. Take off the rose-colored glasses too. Let's be honest. Most buyers are hoping to score a home at the current real estate market's lower pricing tiers and face fierce competition, creating a process fraught with disappointment.
That's the bad news. But I am by nature a confident guy, a problem solver, and a believer in the philosophy that winners never quit. So here is the good news. A buyer with a savvy agent can write an offer that a seller will find hard to refuse.
Be Ready to Act Fast
Desirable properties often have multiple offers a couple of days after hitting the market. There is no margin of error for indecisiveness or being unprepared to offer a hot property as quickly as possible. That means you should not even consider offering a home if you do not have a preapproval letter from an accredited lender.
Don't Be Coy
In this market, you can feel reasonably confident that if you have fallen in love with a home, so have other buyers. The occasion calls for an assertive approach, not a timid one. Open with your best offer, which should equal the asking price or higher. Your real estate professional will provide insights based on competitive properties also for sale in the neighborhood and homes that have already sold.
Go Above and Beyond
Let the sellers know your degree of commitment by upping the earnest money to 3% of the sale price. If the opposite is the case and they might appreciate a few extra days after closing to move out, give it to them. Do the sellers want to exclude that antique light fixture in the dining room that is a family heirloom? Don't even think of being disagreeable with the request.
Appeal to Their Emotions
Many of today's buyers include a personal handwritten note to the sellers along with the purchase offer. Appeal to their emotions by listing why you love the home and why you will be the best person to buy it. Don't go overboard; limit your letter to a couple of paragraphs. It may not work, but then again, you have nothing to lose for trying.
Include an Escalation Clause in Your Offer
Escalation clauses are becoming more popular than ever when a hot property that will undoubtedly draw multiple offers comes on the market. It's a method a buyer can use to put more money on the table (with increments of $1000, for instance) while edging out the competition while setting limits with a cap.
Let's assume there is a desirable home in a highly sought-after neighborhood listed for $299,900. Our buyer and his agent know this property will generate several offers and conclude that the highest may come in at $310,000. The stage is set for a bidding war which our buyer fears he will not win, so instead, she opts to add a clause that says she is willing to go $1000 above the highest offer received up to a cap of $316,000, hoping the seller will take the $311,000 rather than counteroffer.
The success or failure of using the escalation clause as an element for a successful offer depends on the seller's situation. Someone who has already moved to another home may be eager to sell and avoid losing the highest and best bid. A homeowner who is not in a hurry to make a move may go with counteroffers or take the home off the market and relist at $316,000, which was the cap on the escalation clause.
